These Terms of Service (“Terms”) govern your use of PropScoute, a cross-border property search and listing platform operated by PropScoute Pte. Ltd. (“PropScoute”, “we”, “us”). By accessing or using the platform, you agree to be bound by these Terms. If you do not agree, please do not use the service. Some features may be subject to additional terms, which we’ll bring to your attention where relevant.
01 About these Terms
These Terms form a binding agreement between you and PropScoute Pte. Ltd. (Singapore-incorporated, “PropScoute”, “we”, “us”, “our”). They cover your use of our website at propscoute.com, our mobile applications, and any related services we provide (together, the “Service”).
Additional terms apply to specific products and features:
- Privacy Policy — how we handle personal data.
- Acceptable Use Policy — what you may and may not do on the platform.
- Terms of Purchase — rules for paid listings, premium features, and subscriptions.
- Cookie Settings — how we use cookies and similar technologies.
02 Eligibility & account
You must be at least 18 years old (or the age of legal majority in your jurisdiction) to use PropScoute. By using the Service, you confirm that you meet this requirement and have full capacity to enter into a binding contract.
Creating an account
You may browse much of PropScoute without registering, but certain features (saving searches, contacting agents, posting listings) require an account. When you register, you agree to:
- Provide accurate, current, and complete information.
- Keep your credentials confidential and not share your account.
- Notify us immediately at security@propscoute.com if you suspect unauthorised access.
- Take responsibility for all activity under your account.
Agent and developer accounts
If you register as a real-estate agent, agency, or developer, additional verification applies — including business registration, licensing details, and compliance with our Acceptable Use Policy. We may decline or revoke verification at our discretion.
03 Our service
PropScoute provides a platform for searching, comparing, and connecting with property listings, market guides, and related services across Singapore, Malaysia, Japan, Indonesia, Australia, and Vietnam.
We are an information and matchmaking service. We are not a real-estate agent, broker, conveyancer, lawyer, financial advisor, or party to any property transaction. Any property transaction is solely between buyers, sellers, landlords, tenants, agents, and developers.
We may modify, suspend, or discontinue parts of the Service at any time, with or without notice, including features, regions covered, and content available. Where reasonable, we’ll provide advance notice of material changes that affect paid services.
04 Property listings
Listings on PropScoute are provided by third parties — agents, agencies, developers, and (where permitted) private owners. While we apply automated and manual checks to flag obvious issues, we cannot independently verify every listing.
- You should visit properties in person, instruct your own legal and financial advisors, and verify pricing, availability, ownership, foreign-ownership eligibility, and legal status before entering into any transaction.
- Prices and yields shown are indicative; foreign-exchange figures are based on a reference rate at a moment in time and will move.
- Photos and renderings provided by developers may be artist’s impressions and not the final built product.
- “Off-market” or “exclusive” labels are claims by the listing party; we do not independently verify exclusivity.
05 User content
“User Content” means anything you submit, post, or transmit through the Service — including listings, photos, descriptions, enquiries, reviews, comments, and messages.
Your responsibilities
You are solely responsible for User Content you submit. By submitting it, you represent and warrant that:
- You own it or have all necessary rights and permissions to share it.
- It is accurate and not misleading.
- It does not violate any law, third-party right, or our Acceptable Use Policy.
Licence you grant us
By submitting User Content, you grant PropScoute a worldwide, non-exclusive, royalty-free, sublicensable, transferable licence to host, store, reproduce, modify, adapt, translate, publish, publicly display, distribute, and use the User Content for the purpose of operating, promoting, and improving the Service. This licence ends when you delete the content, except where it has already been shared with others or where retention is required by law.
Removal
We may remove or refuse to publish any User Content for any reason, including violations of these Terms or applicable law. We are not obliged to monitor User Content but reserve the right to do so.
06 Acceptable conduct
You agree to use PropScoute lawfully and respectfully. The full list of prohibited activities is set out in our Acceptable Use Policy. By way of summary, you must not:
- Post fake, duplicate, or misleading listings.
- Scrape, harvest, or systematically extract data without our written permission.
- Interfere with security, integrity, or performance of the Service.
- Use the platform for spam, phishing, money laundering, or any unlawful purpose.
- Impersonate another person or misrepresent your relationship to a property.
Violations may result in content removal, account suspension, termination, and reporting to authorities.
07 Fees & subscriptions
Browsing, search, and basic enquiry features are free for buyers and renters. Premium features for agents, developers, and certain professional users (paid listings, featured placements, lead packages, market reports) are governed by our Terms of Purchase, which form part of these Terms when you subscribe to or buy them.
Currency, billing cycles, and refund rules are explained at the point of purchase. Taxes and bank charges may apply depending on your location and payment method.
08 Intellectual property
All elements of the Service — software, design, logos, brand names, layouts, market guides, editorial content, and aggregated data — are owned by PropScoute or our licensors and are protected by copyright, trademark, and other intellectual property laws.
Subject to your compliance with these Terms, we grant you a limited, non-exclusive, non-transferable, revocable licence to access and use the Service for your personal, non-commercial property search. You may not:
- Copy, modify, distribute, sell, or lease any part of the Service.
- Reverse-engineer, decompile, or attempt to extract source code (except where law permits).
- Use our trademarks or branding without our written permission.
- Republish listings, photos, or aggregated data without rights from the underlying provider.
DMCA / Copyright notices
If you believe content on PropScoute infringes your copyright, send a notice with the required details to ip@propscoute.com. We will respond promptly and may remove the material pending investigation.
09 Third-party services
PropScoute may integrate or link to third-party services — for example mapping providers, video platforms, payment processors, and authentication providers. We do not control these services and are not responsible for their content, terms, privacy practices, or availability. Your use of any third-party service is at your own risk and subject to their own terms.
10 Disclaimers & no advice
The Service and all content are provided on an “as is” and “as available” basis. To the fullest extent permitted by law, PropScoute disclaims all warranties — express, implied, statutory, or otherwise — including warranties of merchantability, fitness for a particular purpose, non-infringement, accuracy, completeness, and uninterrupted availability.
Without limiting the above:
- We do not guarantee the accuracy, completeness, or timeliness of listings, market data, prices, yields, foreign-ownership rules, or any other content.
- We do not provide legal, financial, tax, immigration, real-estate, or investment advice. Always consult qualified professionals before making property or financial decisions.
- We do not guarantee outcomes — no transaction, return, occupancy, or rental yield is promised.
- The Service may be unavailable from time to time due to maintenance, technical issues, or events outside our control.
11 Limitation of liability
To the fullest extent permitted by applicable law:
- PropScoute and its directors, officers, employees, and agents will not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages — including loss of profits, revenue, data, goodwill, or opportunity — arising out of or relating to your use of the Service.
- Our aggregate liability for any claim relating to the Service will not exceed the greater of: (a) the fees you paid PropScoute in the 12 months preceding the event giving rise to the claim, or (b) one hundred Singapore dollars (SGD 100).
Some jurisdictions do not allow certain limitations on liability — to the extent any limitation in this section is unenforceable, the remaining limitations will continue to apply.
12 Suspension & termination
You may close your account at any time through your account settings or by contacting contact@aihxa.com.
We may suspend or terminate your access — with or without notice — if we reasonably believe you have violated these Terms, our Acceptable Use Policy, or applicable law; if we are required to do so by law; or if continued provision becomes commercially impracticable. Sections that by their nature should survive termination (intellectual property, disclaimers, liability, governing law, dispute resolution) will continue to apply.
13 Governing law & disputes
These Terms are governed by the laws of Singapore, without regard to its conflict-of-laws principles. Any dispute arising out of or relating to these Terms or the Service will first be addressed by good-faith negotiation. If unresolved within 30 days, the dispute will be referred to and finally resolved by arbitration administered by the Singapore International Arbitration Centre (SIAC) under the SIAC Rules in force at the time. The seat of arbitration will be Singapore, the language English, and the tribunal a single arbitrator.
Notwithstanding the above, either party may seek injunctive or equitable relief in any court of competent jurisdiction to protect intellectual property rights or confidential information. Where mandatory consumer-protection laws in your country apply, nothing in this section limits the rights they grant you.
14 Changes to these Terms
We may update these Terms from time to time. The “Last updated” date at the top of this page reflects the most recent revision. For material changes, we will provide reasonable advance notice — for example, by posting a banner on the site or sending an email — before the changes take effect. Your continued use of the Service after the effective date constitutes acceptance of the revised Terms.
