This Acceptable Use Policy (“AUP”) describes the conduct expected of everyone using PropScoute — buyers, renters, agents, agencies, developers, and visitors. Our goal is a trusted, fair, and accurate property marketplace. The AUP applies to all parts of our service and forms part of our Terms of Service. Violations may result in content removal, account suspension, termination, and reporting to authorities.
01 Who this applies to
This Acceptable Use Policy applies to every person and organisation that accesses or uses PropScoute, regardless of role:
- Visitors browsing without an account.
- Registered users — buyers, renters, and investors.
- Verified professionals — agents, agencies, developers, mortgage providers, and other partners.
- Automated systems — bots, integrations, and APIs operating on behalf of any of the above.
You are responsible for activity carried out under your account, including by employees, contractors, or sub-users you authorise.
02 Rules for property listings
Listings on PropScoute must be accurate, current, and authorised. Whether you post listings yourself or through an integration, you must ensure:
- Authorisation — you have the legal right to list and market the property (e.g. owner, exclusive agent, with written authority).
- Accuracy — pricing, area, layout, tenure (freehold/leasehold), tenancy status, and key features are correct at the time of posting.
- Photos — show the actual property; obviously edited or AI-generated images must be clearly labelled.
- Status — properties under offer, sold, or leased must be marked or removed within 7 days.
- One listing per property — duplicate or near-duplicate listings of the same unit are not permitted.
- Foreign-ownership compliance — listings marketed to foreign buyers must reflect actual eligibility under the laws of the country (e.g. Vietnam’s 30% per-building condo cap, Indonesia’s HGB rules, Australia’s FIRB requirements).
03 Rules for agents & developers
If you operate as a professional on PropScoute, additional standards apply:
- Hold and maintain all required licences and registrations in your jurisdiction. Provide proof on request.
- Display your real legal name, business name, agency name where applicable, and licence number on your profile.
- Respond to enquiries professionally and within a reasonable timeframe — repeated unresponsiveness affects your visibility on the platform.
- Do not pay or accept undisclosed referral fees in violation of local law.
- Do not engage in collusive bidding, price coordination, or other anti-competitive conduct.
- Comply with anti-money-laundering (“AML”) and know-your-customer (“KYC”) obligations applicable to your business.
- Honour fair-housing and anti-discrimination laws — see Section 5.
04 Rules for buyers & renters
If you use PropScoute to search for property, please:
- Provide accurate contact information when sending enquiries — fake details slow down everyone and may cause your account to be limited.
- Send only genuine enquiries. Do not bulk-blast irrelevant messages, send spam, or use the contact form for unrelated commercial pitches.
- Treat agents, developers, and other users with respect. Abusive language, threats, or harassment will result in account action.
- Do not represent yourself as an agent or industry professional unless you actually are one.
05 Prohibited activities
Regardless of role, the following are prohibited on PropScoute:
Misinformation & fraud
- Posting fake, fictitious, or unauthorised listings.
- Misrepresenting price, location, ownership, tenure, foreign-ownership eligibility, or rental yield.
- Phishing, identity theft, payment fraud, or attempting to lure users off-platform to defraud them.
- Money laundering or facilitating transactions that breach sanctions.
Discrimination & harassment
- Refusing to deal with prospective buyers or renters on the basis of race, religion, ethnicity, national origin, gender, sexual orientation, disability, family status, or any other protected characteristic, where local law prohibits such discrimination.
- Posting content that promotes hatred, threatens violence, or harasses any person or group.
Illegal & harmful content
- Content that infringes intellectual property, privacy, publicity, or other rights.
- Content depicting minors in any sexual context — strictly prohibited and reported to authorities.
- Content that promotes illegal goods or services (drugs, weapons, counterfeit currency, etc.).
- Defamation, doxxing, or sharing private information without consent.
Spam & commercial abuse
- Unsolicited bulk messages, chain messages, or pyramid schemes.
- Posting listings or offers for goods and services unrelated to property.
- Manipulating reviews, ratings, or engagement signals.
06 Scraping & data extraction
PropScoute’s content, listings, market data, and design are protected by intellectual property laws and database rights. Without our prior written permission, you must not:
- Use crawlers, scrapers, bots, or any automated means to extract data from the Service.
- Bypass rate limits, CAPTCHAs, robots.txt directives, or other technical restrictions.
- Aggregate, repackage, sell, or republish listings or market data on another site or product.
- Train machine-learning models on PropScoute content without an express licence.
Legitimate research, journalism, and partnerships are welcome — contact partners@propscoute.com to discuss a data licence or API access.
07 Security & integrity
You must not interfere with or compromise the Service or its users. Specifically, you must not:
- Probe, scan, or test vulnerabilities without prior written authorisation under our responsible-disclosure programme.
- Attempt to gain unauthorised access to accounts, systems, or networks.
- Distribute malware, viruses, worms, or other harmful code.
- Conduct denial-of-service attacks, traffic floods, or other actions that degrade availability.
- Reverse-engineer, decompile, or modify our software except as expressly permitted by law.
- Forge headers, IP addresses, or other identifiers, or otherwise misrepresent the source of any traffic.
08 Reporting violations
If you encounter content or behaviour that you believe violates this AUP, please report it. We investigate every report and take action where appropriate.

We will not retaliate against good-faith reporters. Reports made in bad faith — for example, to harass a competitor — may themselves violate this AUP.
09 Enforcement & appeals
Depending on the severity, frequency, and impact of a violation, we may take one or more of the following actions:

Appeals
If you believe an enforcement action against you was made in error, you may appeal by emailing appeals@propscoute.com within 30 days of the action. Provide your account email, the action taken, and the reason you believe it was incorrect. We will review and respond within 14 working days.
10 Changes to this policy
We may update this AUP from time to time as the platform evolves and as new types of abuse emerge. The “Last updated” date at the top of this page shows the most recent revision. For material changes, we will provide reasonable notice. Continued use of PropScoute after the effective date constitutes acceptance.
